What is a manufactured home?

Manufactured homes, are built in a factory. Each home conforms to the US government's Construction and Safety Standards (HUD code), rather than to building codes enforced at the home's destination. Each home or segment of a home is labeled with a red tag that is the manufacturer's guarantee the home was built to conform to the HUD code. Oak Creek manufactured homes exceed HUD code construction requirements and are known for their quality and attention to finish detail. Each of our homes comes with a 7-Year Service Protection Package – the strongest in the industry.

Are manufactured homes built as strong as site-built homes?

You are assured of first-rate construction, because all manufactured homes built since 1976 must meet the strict performance standards of the U.S. Department of Housing and Urban Development (HUD). The department's code requires the highest standards in every phase of construction and its requirements are comparable to the Standard Building Code for site-built homes. Oak Creek Homes has its own quality assurance program, and every home's design and construction is inspected and approved by an independent outside source.

Are manufactured homes safe?

Oak Creek Homes built for the Gulf Coast are designed to withstand hurricane-force winds. As for fire, insurance company studies concluded that the chance of fire in a site-built home is twice that of today's manufactured home. Thanks to stringent building codes, safety inspection standards and anchoring requirements, an Oak Creek manufactured home may be the safest home you can buy.

Where can I find details about my manufactured home's build date and origins?

To find the date of manufacture, look for a data plate located inside your home, usually on or near the main electrical panel, in a kitchen cabinet, or in a bedroom closet. The data plate offers information about the home's heating, cooling, and other appliances and components. The data plate also shows you the wind zone and snow load for which the home was built. A red HUD label with a stamped serial number should be attached to the exterior of the home.

May I put my manufactured home on any lot or tract of land?

No. Some communities and developments do not allow manufactured housing. Research local zoning ordinances, deed restrictions, restrictive covenants, and other similar documents before purchasing land for a manufactured home. If you are moving into a community with ordinances or construction restrictions, you may want to consider an Oak Creek modular home.

May I move my manufactured home to another location?

Yes, but make sure you use a transport company that is familiar with the laws for moving such structures. You should also consider the zone for which the manufactured home was originally constructed. Never move a manufactured home to a zone with more restrictive wind, thermal, or roof load requirements than the zone for which it was built. Check the data plate for zoning information. Climate differences and the cost of moving your manufactured home might make it more practical to sell it and purchase another at your new location.

Who will finance my manufactured home?

Financing a manufactured home is no more difficult than financing any other home. Personal property financing is readily available. Conventional, VA, FHA and other financing programs, with terms of up to 30 years, are available when a home is financed as real property. Lenders are active in financing manufactured homes because studies prove that the appreciation of these homes is comparable to the appreciation of site-built homes. Oak Creek Homes can help you with a number of financing options to fit your needs and budget.

Is my new manufactured home covered by Protection Plan?

Most manufacturers offer a Protection Plan that covers the home and its systems during a stated Protection Plan period. Some appliances may be covered by their own warranties. Before you purchase a manufactured home, find out which items are covered by Protection Plan, who offers the Protection Plan, and how Protection Plan repairs are performed. Oak Creek Homes sold at participating Oak Creek home Centers are covered with a 7-Year Service Protection Package. Just ask for details when you visit a participating home center.

What if I have problems with my manufactured home?

Oak Creek Homes takes pride in the fact that we offer personal service after the sale and installment of all of our homes. Our goal is to have happy customers that we can turn to for recommendations for future home buyers. In the event of a problem, please call your service representative and we will do everything we can to correct the problem as quickly and conveniently as possible.

What is a modular home?

Modular homes are built in sections in a factory setting, indoors, where they are never subjected to adverse weather conditions. The sections move through the factory, with the company's quality control department checking them after every step. Finished modules are covered for protection, then transported to your home site. They are placed on a pre-made foundation, joined, and completed.

How long does it take to build a modular home?

That depends on your design, but some modular homes can be built in the factory in as little as 4-6 weeks. And since modulars are built indoors, there's never a weather delay. It usually takes another 2-4 weeks to complete the home once it's delivered to the building site.

Are modular homes and manufactured homes the same thing?

Mobile homes, now called manufactured homes, are built to conform to the same federal code, no matter where they will be delivered. That code is called the HUD code. A modular home conforms to the building codes that are required at the specific location it will be delivered to, and in many cases construction exceeds the required codes.

Don't all modular homes look alike?

No, and unless you were there to see the house delivered and assembled, you might not guess it's a modular home. Oak Creek offers a broad array of exterior designs and interior floor plans.

Will banks finance a modular home?

Yes. Most banks, appraisers, and insurance companies treat modular homes the same way they do site built homes--a house that's constructed entirely on your property. Oak Creek Homes offers a number of financing options for you to consider. Can I save money by building a modular home?

We believe you Oak Creek homes offer a terrific value for the dollar and typically costs less per square foot than a similar site-built home. And there are other cost-saving features:

  • Your home will probably be ready to move into much sooner than if you wait for a builder to construct a house on-site.

 

MANUFACTURED vs MODULAR

 

 

Manufactured Homes

are homes built entirely in the factory, transported to the site, and installed under a federal building code administered by the U.S. Department of Housing and Urban Development (HUD). The Federal Manufactured Home Construction and Safety Standards Act (commonly known as the HUD Code) went into effect June 15, 1976. Prior to this date, this type of home was known as a mobile home. The federal standards regulate manufactured housing design and construction, strength and durability, transportability, fire resistance, energy efficiency and quality. The HUD Code also sets performance standards for the heating, plumbing, air conditioning, thermal and electrical systems. It is the only federally-regulated national building code. Oak Creek uses building materials and techniques that in many cases far exceed the minimum HUD code.

Modular Home

construction is more exacting than that found in "site-built" homes and it incorporates the efficiencies and quality control developed for "off-site" home construction.

The materials and construction techniques you would expect in any quality-built home are exceeded in an Oak Creek modular home. You also have the added confidence of knowing that your modular home was built in a quality-controlled environment under the watchful eyes of people 30 years of home-building experience. An added benefit is the fact that the brand-name materials used in the construction of your home are never exposed to rain or damaging weather during the building process.

Modular homes are perfect for city or country living because they can be constructed so quickly. Remote rural homesites pose no problems for modular home construction as they might for a site-built home. With modular construction, crews of carpenters, electricians, plumbers and painters that move from job to job are not needed, and therefore do not delay your move-in date.

In the city, Oak Creek modular homes can be built just about anywhere because the only difference between Oak Creek modular homes and a site-built home is where they are constructed – not how.

Load bearing and exterior walls are typically 2"x4" or optional 2"x 6" studs on 16" centers, available residential 6/12 roof systems and some models even include sunset-friendly porches. Oak Creek modular homes are erected on a permanent foundation just like a site-built home. The homesite is prepared, an engineered foundation is built and the home is erected on the foundation. Some models can be built with optional wind load specifications up to 140 mph.

Registration as a manufactured housing retailer or installer is not the same as registration as an industrialized builder through the Texas Department of Licensing and Regulation. The TDLR registers all approved modular homebuilders.
